How much can a landlord charge for a security deposit in Manitoba?
In Manitoba the security deposit on a monthly tenancy is capped at 0.5 months' rent. Other tenancy types differ: weekly: 0.5 months' rent. The cap is set by statute and a tenancy agreement cannot raise it.

Who holds the security deposit in Manitoba?
It is held by the landlord, in a trust account separate from their own money. Interest is payable to the tenant.

Can a landlord charge a pet deposit in Manitoba?
Yes, up to 1 month's rent as a separate pet damage deposit. It can never be charged to somebody who relies on a service animal.

How much can a landlord raise the rent in Manitoba?
Rent may be increased by no more than 1.8% and no more than once every 12 months.

How much notice does a rent increase need in Manitoba?
At least 3 months' written notice before the new rent starts. A notice served late does not take effect early: the date moves, not the rule.

Can a landlord charge a late fee in Manitoba?
$10 on the day rent was due, then $2 for each day it stays unpaid, to a maximum of $100. It is only chargeable if the tenancy agreement provides for it in writing. A landlord cannot end a tenancy for unpaid late payment fees alone, and the fee must have been disclosed in writing: the tenancy agreement or the house rules.
“A landlord may charge up to $10.00 for the day the rent was due and up to $2.00 for each day after the rent was due, to a maximum of $100.00. A landlord must tell a tenant in writing that they will charge a late payment fee if the tenant doesn't pay rent on time.”
